The huge development plans to bring a 223-room five star hotel, 247 residential apartments and offices would take place at the 40-acre former Boots Island site - between London Road and Manvers Street - which is currently derelict.

An extensive food and drinks area featuring a stunning bar and busy 100-metre long forum for people to meet would also be built under the plans.

Dodd Group Northampton Office have secured Phase 1A of the project which involves construction of a new three-storey pavilion containing restaurants, events space and a large rooftop terrace.

Dodd Group undertook and extensive value engineering exercise on the project and have assisted the client in saving around £200k. The main changes to the scheme have been to include a full VRF heating and cooling system in lieu of the pre-designed centralised chiller plant.

The VRF system includes the load for the provision of hot water after a late twist in the procurement of the district heating main planned for the site made it un- suitable for the building leaving Dodd Group with design challenge to engineer a solution to ensure the building had a consistent and coherent design for the client. Dodd Group rose to the occasion and have produced a design that we feel is easy to use, maintain and energy efficient to run.
